To that, we say: be assertive, not aggressive. Have confidence, have gusto, and stand your ground. Just remember that everything is negotiable, and that the other side won’t be able to help unless you tell them exactly what you want.
Likewise, we highly encourage you to do your homework, and come to the table prepared. If you’re the buyer, that may mean coming in with a copy of the home inspection report, or any other documents that may help your case. If you’re the seller, and if you know that your house has some problems that can be fixed, it may be worthwhile to get a handful of quotes on how much the repair will be and bring those figures to the table. Essentially, the more hard evidence and numerical figures you have when the negotiations commence, the more supported your argument will be, and you’ll be more likely to get what you want. Leaving this crucial step out can actually cost you money in the end.
