Do Research: A vast majority of Americans have mortgages on their home, yet more Americans find themselves doing more research on a car than their home loans. This year, make a point to do more research on your home, and possibly find another mortgage that fits your situation better than your current one. If it’s any incentive, the Fed is planning for up to 3 rate hikes in this coming year, so refinancing now may be your best financial play. Not to mention by doing so you can increase the amount of equity in your home.

Get Smart: 2016 was a great year for smart-home accessories, but now 2017 is the year to capitalize on it. From smart home thermostats to Alexa-enabled appliances, going smart can increase your home value once potential buyers walk through the door. Besides, making your home smart is only a benefit to you, and who wouldn’t want coffee to be made with only a voice command?

Go Green: Alongside the technological developments, 2016 also saw a boom in green home appliances and additions. For example, more and more homes are starting to use LED light bulbs, which are much more energy effective than the conventional bulbs. In addition, tankless water heaters are on the rise, as they can be cheaper and save between 8%-34% of energy than traditional water heaters. All of these amenities have become more commonplace during the last year, so maybe this is the year to upgrade and to save the planet some energy.
